Canopy Office

Deep office floorplates fail in the middle. The desks by the window are fought over and the centre becomes storage. Canopy is a nine-storey building organised to remove that problem rather than decorate around it.

One void, nine floors

A single atrium runs the full height of the building, off-centre and widening as it rises, so that the upper floors give light down to the lower ones instead of stealing it. Every desk is within eleven metres of either a façade or the void.

A façade that does three jobs

The bronze-anodised fins are not ornament. They shade the west elevation in the afternoon, carry the maintenance track, and set the 1.35 m planning module that the interior partitions snap to. One element, three jobs — which is usually the sign that a detail is finished.

Warmth inside the frame

The structure is cool: aluminium, glass, exposed slab soffits. Everything people touch is Douglas fir — stair handrails, the edge of every desk, the acoustic baffles. The building is deliberately hard at a distance and soft at arm’s length.

Where it stands

Currently in technical design, with completion expected in 2027.
